This website includes free interactive tools for estimating land clearing costs, timber stumpage value, tree removal costs, and 480-a tax savings. These tools are provided as general screening aids only and carry the following limitations:

Not a formal appraisal. Calculator outputs do not constitute a professional timber appraisal, certified forestry assessment, or formal quote. Actual values depend on site-specific conditions that can only be assessed in person.
Pricing estimates may vary. Cost ranges are based on typical regional pricing in Sullivan, Orange, and Ulster counties, NY, and are updated periodically. Actual contractor prices, mill pricing, and regulatory costs change over time.
No reliance for financial decisions. Do not use calculator outputs as the sole basis for any financial, legal, tax, or land management decision. Consult a licensed forester, tax professional, or attorney for guidance specific to your situation.
480-a eligibility estimates. The 480-a savings calculator provides illustrative estimates only. Actual eligibility, assessment reductions, and program requirements are determined by the New York State Department of Environmental Conservation and your local assessor. EFP makes no representations regarding your specific eligibility.
